Thailand’s land and building tax assessment depends on the recorded owner, assessed value and property use recorded by the local authority. General figures cannot replace an assessment for a specific property, and rates or relief measures may change under laws or annual announcements.
How to review a tax assessment
- Check that the taxpayer’s name, land or building identification and area match your documents.
- Review the recorded use category, such as residential, agricultural or another use.
- Compare the property value and the information used by the local authority.
- Read the payment deadline and the process for submitting an objection in the notice.
- If information is wrong, contact the local administrative organization where the property is located and provide supporting documents.
The Department of Local Administration provides the LTAX e-Service for property records and local tax services. Confirm the property details and amount directly with the municipality, Subdistrict Administrative Organization or district office that issued the assessment. If you own more than one plot, review each notice separately.
For example, an easement or lack of direct access to a public road does not automatically exempt land from tax. Ask the local authority about the actual use and any applicable exemption.
The attached video does not explain land tax, so it is not evidence for a tax rate or exemption. Continue with property transfer costs and land inheritance tax.
